Even under normal circumstances, putting your home up for sale in the fall might not seem logical.
Again, this year may feel especially confusing given the uncertainty surrounding the pandemic and market stability. But, that doesn’t mean you shouldn’t do it. There are great reasons to sell in the fall, especially this year.
If you count yourself among the homeowners considering listing your home before the end of the year, I’m here to provide you with some key reasons to move ahead with your plans.
Four Great Reasons To Sell Your Home This Fall
- Less competition – there are fewer homes for sale in the fall than there are during the spring and summer months.
- Your house looks great! – fall colours make for great curb appeal.
- Mortgage rates are low – this appeals to your potential buyer and it is appealing for you too if you are looking at purchasing another home to move into.
- Buyers are acting quickly – those who didn’t buy in the summer are eager to be settled into a new home before the holidays.

The fall housing market
Fall is usually a time where more serious buyers come out of the woodwork. Having skipped the spring and summer markets, fall buyers traditionally are looking to make an offer and take possession of a home before the holidays hit. Homebuyers are even less casual during this season vs. the spring season when it comes to shopping around.
Given the seriousness of buyer motivations and the social distancing recommendations that have resulted in less frequent in-person showings, it’s important to make first impressions count in the home. This means a clean, well-kept environment showcasing the best features of the property.

Have a plan in place
Don’t fly by the seat of your pants—it’s good to plan ahead for the safety and well-being of everyone. Of course, I am referring to showing your home during a global health crisis.
As your REALTOR® I can be relied upon, in consultation with you, to set the protocol for how each showing will play out according to our local public health guidelines. These protocols include but are not limited to stating on the listing what the homeowner expects from potential buyers who visit their home.
For instance, this can include requests for visitors to wear masks, sanitize their hands before entering the home, limiting the number of people in the home at any one time, and completing a pre-screening health disclosure form provided by our local real estate Board.
These requests and/or requirements can vary from home to home, depending on such things as whether or not the home is currently being lived in, the occupant’s health risk status, and the homeowner’s comfort level.
Make friends with technology
For buyers and sellers that are less comfortable with in-person showings, virtual tours can be a powerful substitute. Instead of physical copies of flyers and feature sheets, I can email these materials to my clients so they can have them conveniently at their fingertips!
